Major Refurbishments and Renovations

We take commercial or residential properties that require complete renovation and potentially also structural repair and return them to their former glory. We may add additional rooms or living units, optimise space utilisation or otherwise enhance the use of the property at the same time.

Conversions and Change of Use

We convert residential property from one type into another: for example taking a large family home and converting it into a Co-Living space, or converting a single dwelling into multiple units (e.g. flats). We also convert commercial buildings into residential units to further increase their value.

Title Splitting and Subdivision

We take existing properties that may consist of multiple units or be of mixed use (e.g. commercial/residential) and subdivide them, creating separate titles to each individual unit. The separate units can then be sold individually or refinanced creating additional value. It is often possible during this process to add additional units to the property; for example subdividing a large flat into two smaller flats.

Land Development and Building

We always search for ways to enhance or extend an existing building or site: for example by building on redundant land to the side of rear of an existing property.

Alternatively we may completely redevelop a particular site or parcel of land, changing its’ use entirely.

Land Promotion and Planning

We identify underutilised land and aim to bring it into use to provide residential units that are greatly in need within the local community. This process enhances the value of the land whilst meeting the ever growing housing demands in the area.

Typically we focus on areas where there is a significant unmet housing need. Often – but not always – we will look at areas on the edge of an existing town or village. We will also consider brownfield or infill sites.

Working in collaboration with the landowner and local authority, we arrive at a proposal that most closely meets the local housing requirements and that of the landowner; then we will sponsor this through the planning process using our own funds.

The final outcome is that the land is sold to a developer who will build out the proposed scheme ensuring a legacy for the landowner and valuable contribution to the local area. Often, we will look to build out the scheme ourselves.

Our focus is always ensuring the most sustainable development for the area. We focus on people not profits and work to ensure the best result for all concerned.
